Professional Property Management Company
As a Property Management company, we provide a portfolio manager and field supervisor, who will visit the commercial property and handle tenant issues, health and safety issues, property maintenance, and related services and prepare the appropriate business solutions.
Our company provides 24-hour Emergency Service Line, which will allow tenants and others access to the property manager of your property (even on holidays and weekends). The Property Manager will notify you immediately of any issues at the property or in case of any emergencies.
The monitoring of vendors and contractors is very important when managing the property. Our Property Manager prepares the contracts and negotiations and/or renegotiations for new contracts and the performance evaluation of the tenants existing contracts. Initially, our property manager reviews all contracts, and recommendations with regard to cost effectiveness.
Our accounting department prepares all the monthly financial statements, which include an executive summary of operational activity and variances to the budget, a general ledger, a balance sheet, a budget comparison report, a summary income sheet, an aged delinquency report, an income register, rent roll, check register, and a bank reconciliation report.

Property Manager Business Services
Tenant Billing: Collection of rent, administer leases and contract negotiation.
Monthly Narrative Report: We provide summaries for all the properties activities from the prior month.
Year End Budget: We prepare this budget shortly after commencement of our property management appointment.
Annual Budget Report: Prepared for the property and submitted prior to the start of each calendar year.
Preventative Maintenance: We set up and monitor a program for the building's mechanical components. These programs are completed and reviewed with our vendors and the Company property management team makes inspections.
Tenant Satisfaction Surveys: We sent out surveys periodically to measure the performance of the property management and maintenance personnel, as well as to assist with the future planning of the commercial property.
Tenant Imements: The property managers monitor all tenant improvements and works closely with our Tenant Improvements Manager to maintain integrity with the tenant.
Tenant Relations: We implement a strong tenant relations, and programs to fit. We provide administration for all tenant leases, coordinating closely with the leasing team.
Property Evaluation: We maintain constant review of physical structure, provide recommendations, and implement programs to maintain the image of the property.
Marketing: Our Marketing Manager will work with the tenants for additional advertising and property promotions.
